		The room overlooks the private patio and has lovely views across the garden and down the valley, polished wood floor with rug, comfortable 3 seater settee and tub chair, dining table with chairs, CD player/radio, LCD TV and DVD.


		The kitchen area is very well fitted and equipped with an electric ceramic hob, built in electric oven, fridge, free zer, microwave and washer/dryer.


		Stairs from the living room lead to the first floor landing and newly refitted bathroom, with panelled bath with electric shower and shower screen over, wash basin, shaver point and wc.


		The delightful double aspect bedroom overlooks the beautiful gardens and is comfortably furnished with a king size bed, fitted wardrobe and chest of drawers.



		Outside and to the front of the cottage is a private, south facing enclosed patio area, screened by a profusion of plants yet allowing views across the lovely gardens and brook which winds down to the Ley. There is a patio table and chairs for 4 and a gas barbecue. Gated side access leads to a graveled parking area.
